Coastal Luxury Motel Management Opportunity

The management rights to a luxury boutique coastal accommodation business in one of the North Island’s foremost coastal holiday towns have been placed on the market for sale… complete with ownership of a luxury apartment within the high-end complex.

Ocean Breeze Pauanui is a modern Mediterranean styled apartment motel operation in central Pauanui on the Coromandel Peninsula. Built in the early 2000s along the lines of a Sunshine Coast-styled waterfront resort, Ocean Breeze Pauanui is located some 200 metres from Pauanui’s pristine white sand beach and a short stroll from the peaceful harbour.

Ocean Breeze Pauanui’s accommodation inventory comprises tastefully decorated fully furnished air conditioned one and two-bedroom apartments with open-plan living and self-catering kitchen amenities. The one-bedroom units are 75-square metres in size, while the two-bedroom apartments are 97-square metres in size. All apartments are individually owned, with many placed in the business’s management pool, while some are let privately through the likes of Air B’n’B.

Shared guest amenities within Ocean Breeze Pauanui include a fully fenced large outdoor salt water swimming pool and adjoining spa pool, an outdoor shower, and a substantial paved courtyard with seating and sunshades. Guests have access to secure underground carparking. Apartment owners pay into a body corporate entity for the upkeep of their premises.

The management rights for the Ocean Breeze Pauanui accommodation business at 34 Pauanui Boulevard in Pauanui, along with the venue’s owner/manager’s separate residence, are now being marketed for sale by tender through Bayleys Whitianga, with the tender process closing on May 26.

Salesperson Josh Smith said Ocean Breeze Pauanui’s current owner/managers had successfully positioned the business as the leading commercial accommodation provider in the district – leaving the entity well positioned for a new owner/operator to seamlessly take over. Ocean Breeze Pauanui has a 4.8 rating out of five on website review site TripAdvisor.

“Ocean Breeze Pauanui is Pauanui’s premier commercial accommodation provider – attracting high-end domestic and international clientele, and outperforming both the regional market average occupancy rates and nightly yield levels on a year-round basis,” said Smith.

“Sitting on flat land in a courtyard style layout, Ocean Breeze Pauanui is a true resort location which is fully fenced and gated, and is underpinned by high quality guest amenities.

“Pauanui’s tourism sector, as indeed is much of the Coromandel Peninsula’s tourism sector, is predominantly seasonally orientated – with the bulk of reservations booking out rooms between December and March, with quieter shoulder periods over the autumn and spring seasons, and a degree of hibernation over winter, which allows the managers to take a well-deserved break or undertake any major site maintenance works.”

Pauanui is handily located just a short drive from the tourism magnets of Hahei Beach, Cathedral Cove, and Hot Water Beach. The township has a resident population of approximately 800 locals, which swells to around 15,000 people over the Christmas and summer holiday periods.

The management rights for overseeing the successful operation of Ocean Breeze Pauanui come with a long contract in place running in perpetuity.

Smith said that since opening, Ocean Breeze Pauanui had evolved to now sit at the pinnacle of Pauanui’s commercial accommodation options – primarily based on its location, the quality of rooms, and the suite of guest amenities.

“The interior decor and furnishings – such as granite tops on the kitchen benches and bathroom vanities, or the flat-screen TVs and deep tub baths – throughout Ocean Breeze Pauanui’s’ units within the letting pool. The units have been continuously maintained to a high standard to underpin their ability to secure premium room rates,” he said.

“There is the potential for the privately administered apartment units within the complex to be placed within the general letting pool run under the management contract, which would have considerable upside for revenue for the management business.”
