High-profile dental clinic premises for sale offers a bite-sized opportunity for property investors

The land and recently refurbished building housing a central city branch of one of the country’s biggest and best-known dental clinic chains – and with an oral healthcare history on the site dating back some 80-years – has been placed on the market for sale.

Lumino Dental’s clinic within Medford House in the heart of Hamilton’s central business district features a two-storey 200-square metre stand-alone premises sitting on approximately 584-square metres of freehold land.

Established in the 1990s, Lumino The Dentists is now one of New Zealand’s largest oral healthcare organisations – performing the complete gamut of standard oral surgeries and x-rays, as well as cosmetic dental work such as teeth whitening and straightening.

In addition to the Central Hamilton venue up for sale, Lumino The Dentists has 120 other branches nationwide – from Kaitaia in the Far North, through to Invercargill in the Deep South. The Central Hamilton branch in Medford House joined the Lumino The Dentists franchise network in 2017.

Originally constructed in 1922 as a private dwelling, and modified to become a dental surgery in the 1940s, Medford House in Collingwood Street was substantially modernised and renovated in 2023 to feature hospital-standard operating suites and treatment rooms, as well as a functional reception area.

Located near a major roundabout intersecting Collingwood and Tristram streets, the rectangular-shaped land and building accommodating Lumino Dental’s Central Hamilton branch at 174 Collingwood Street are now being marketed for sale by auction on December 5 through Bayleys Hamilton. Salesperson Josh Smith said the straightforward property gave all property investors the chance to get their teeth into a passive investment.

“The Collingwood Street location has some 80-years of dentistry service history in the Hamilton – with the latest chapter featuring a local branch of New Zealand’s largest franchised oral health care provider as its sole tenant,” said Smith.

“Last year’s modernising and partial rebuilding of the premises following a fire has ensured the treatment suites and customer amenities are now state of the art for such a facility – which bodes well for Lumino’s ongoing occupation of the site.

“The Collingwood Street clinic is handily located just a few hundred metres from Hamilton’s main street, and offers a convenient venue for patients to visit before work, during lunch breaks, or immediately after finishing work early. This convenience factor is one of the primary reason many healthcare facilities such as Lumino Dental are located close to, but not necessarily directly on, Hamilton’s main street.

“The Central Hamilton Lumino Dental clinic is also less than a couple of kilometres away from Waikato Hospital – thereby enabling some patients to bypass any lengthy wait times for emergency oral care, and alternatively access teeth and gum treatments more quickly.”

The Collingwood Street clinic has ample patient car parking off Collngwood Street, as well as clinician, dental hygienists, and office administration staff parking to the rear of the building – accessed off a service lane. The rear of the property also contains an elongated lockup garage suitable for vehicle parking, or as additional document and equipment storage space.

Lumino Dental is on a current lease at the location, with a further six-year right of renewal, generating annual rent rental of $80,850 plus GST and outgoings. The Collingwood Street address is zoned for commercial use under Hamilton City Council’s plan.

Smith said Hamilton City Council was investing substantially in development of the central city zone with the aim of creating an attractive working and recreational hub – a move which should consequently increase the number of office, retail and hospitality sector employees coming into the locale seven days a week.
