A large modern warehouse-and-office facility for lease is tipped to draw interest from big national and global operators seeking a position in one of Christchurch’s premier industrial hubs.

The more than 5,300-square-metre building on a 1.02-hectare corner site in the city’s southwestern industrial stronghold of Hornby boasts exceptional access, profile and functionality.

The Waterloo Road property was purpose-built in 2002 with nearly 3,600 square metres of warehouse space for produce business Freshmax, which was acquired by T&G Global in 2020. A further 887 square metres of warehouse was added in 2016.

“Now vacant, this property offers the chance for a new tenant to rub shoulders with other big-name businesses in this key industrial precinct, such as Kraft Heinz, Mainfreight, Foodstuffs and Glassons,” said Nick O’Styke of Bayleys Real Estate.

“With a proven fit for food-related distribution, the site is also well suited for other distribution businesses, or those in areas such as construction, logistics, and manufacturing.”

The property at 21 Waterloo Road, Hornby, Christchurch, is being offered for lease through O’Styke, and colleagues Sam Stone and Ben Hassall of Bayleys Canterbury.

O’Styke said the facility was designed for operational efficiency with a good mix of functional warehouse space and comfortable offices

“The clear-span warehouse of some 4,461 square metres features multiple container-height roller doors, an expansive canopy and truck bays. This is accompanied by approximately 300 square metres of modern office and staff amenities.

“The tilt-slab building has a seismic rating of 67 percent of new building standard. Having just undergone extensive refurbishment, it will offer an impressive space for the next tenant,” O’Styke said.

Efficient movement of goods and vehicles onto and around the site is supported by multiple entrances from two road frontages, some 50 onsite car parks, and a spacious sealed yard with drive-around capability, enabling easy container movements.

Stone said new tenants would join other heavyweight occupiers in an area zoned for heavy industry under Christchurch’s district plan.

“Hornby is a well-established industrial hub with good infrastructure to accommodate rising demand, including robust power services and access to staff amenities.

“Its reputation as a premium Christchurch industrial location has attracted an impressive roll call of businesses, including numerous logistics, transport and manufacturing firms.

“The calibre of occupiers like Kraft Heinz, Oji Fibre Solutions, and major distribution centres for Foodstuffs and Glassons, speaks volumes for the desirability of this location,” said Stone.

Hassall said a position in Hornby offered superb transport links for the likes of logistics and manufacturing businesses.

“Waterloo Road is a popular industrial location close to the residential areas of Hornby and Sockburn, and surrounded by other industrial hubs in Wigram, Sockburn and Islington.

“The area attracts perennial occupier demand thanks to its excellent road and rail access close to Christchurch International Airport, State Highway 1, the city centre, and the inland ports and logistics facilities of Rolleston,” Hassall said.
