Legacy dairy farm ready for a new chapter

A substantial dairy farm tightly held by the same family since the 1950s has been placed on the market for sale amid a significant evolution of the local landscape.

Comprising 122ha held in two separate titles, Houston Farm at 524 Waiau Pa Road is in a prime position to take advantage of solid development fundamentals and an appetite for large land tracts with flexible use options.

Bayleys salesperson Ian Buchanan says it is an extraordinary opportunity in a high-growth location within easy reach of the Manukau Harbour, Karaka and the pristine coastal township of Clarks Beach.

“More than $2.4 billion has been spent on infrastructure locally, contributing to Auckland’s southwestern boundary region becoming an identified growth node, which has felt the halo effect of substantial development across Pukekohe and North Waikato.

“Residential developers will note the success of subdivisions in the broader area, including master-planned communities at Paerata Rise, Bremner Road and Auranga, with population growth and greater demand for amenities and services resulting in a tangible appreciation of land assets across the Franklin District.

“At the same time, the substantial land parcel, which is located in the heart of an economically diverse environment, lends itself for continued use as a dairy farm, or transition to deer farming, equestrian, horticultural ventures and other arable activities.”

Buchanan is marketing the property for sale with Bayleys colleague Shane Snijder as individual titles or a combined land parcel by negotiation plus GST (if any).

Originally three lots held in separate titles, resource consent has been granted to extract 2.05ha from the land parcel, with the seller undertaking a boundary adjustment for the saleable Lots 2 and 3.

Lot 2 spans 56.44 ha (more or less), with two new Specified Building Areas (SBA) identified for potential dwellings as per the approved resource consent application.

Bayleys salesperson Shane Snijder says the approved resource consent is a significant advantage for anyone interested in building on the land, with identified SBAs streamlining the development process and offering flexibility for a new purchaser.

Lot 3 is 65.87ha (more or less) and features an existing four bedroom homestead with an east-facing aspect and a garage plus carport.

Associated farm buildings across both sites include shedding, workshops, garaging and support structures.

“The irregularly shaped sites featuring a superb balance of easy contour are easily accessible via three entryways, two from Waiau Pa Road and one from McKenzie Road.

“The property has been dairy-farmed by the same family for the past 70 years. However, the incumbent share milker is calling it a day, and a new chapter now presents itself for a visionary purchaser.

“We expect investors will be looking closely at flexible use options, which could include various rural activities, private use of the blocks, or conversion under appropriate council consents for residential development.

“The land, with its excellent features and versatile build zones, awaits the next custodian to shape its future and an opportunity to be a part of Waiau Pa and wider Franklin’s tremendous growth story,” he says.
