Three recently installed centre pivot irrigators underpin continued future growth in production for Windale, a 262.61ha irrigated dairy farm in North Canterbury’s Amuri Basin for sale by tender through Bayleys Canterbury.
Bayleys rural salesperson Ben Turner says tenders are invited by 2pm on November 19, 2024 for Windale. It has a five-year average production of 415,508kg MS from milking an average of 875 cows at peak through a 50-bail rotary dairy shed complete with Protrack technology, automatic cup removers and an in-shed feeding system.
“The farm is budgeting to do 430,000kg MS in the current season from 875 cows at peak,” Turner says.
Reliable low-cost irrigation water from the Amuri Irrigation Scheme is applied through centre pivots which cover most of the platform. Most of the corner areas missed by the pivots are covered with sprinklers.
Fodder beet is sown each year for autumn grazing and transitioning about 300 cows wintered on the platform.
Turner says Windale holds all the required consents and is operating under an A grade audit report.
Effluent is transferred from the dairy shed via a stone trap to two concrete lined saucer ponds which have capacity for 100,000 litres. It is then spread over 80ha of the farm through its own sprinkler system slung underneath the main centre pivot irrigator.
There is a full array of shedding, including a seven-bay, 220 square metre calf-shed and workshop, another 141 square metre four-bay calf shed and another four-bay calf and implement shed with ground area of about 112 square metres.
Turner says the farm has excellent laneways and the infrastructure that has been consistently maintained and upgraded since the original conversion of the land to dairy farming.
The main dwelling is an exceptional, two-storey, four-bedroom executive family home with office, built in the early 2000s. It features excellent outdoor living, a double garage, two bathrooms and three toilets.
There is another three-bedroom, two-bathroom brick home, also built in the early 2000s, which has a double garage with internal access plus a separate double garage.
A third dwelling is a prefabricated two-bedroom unit built in 2015 which has a separate two-car garage and a fourth dwelling is an older home with three bedrooms. There is also a two-bedroom attached unit, split by single garages, with a central lounge and kitchen area for staff.
Culverden is minutes away and offers an area school and a wide range of agribusiness support for this well-established dairy region of North Canterbury.
Turner says an adjoining 357ha dairy farm is also for sale, with similar attributes to Windale, providing the opportunity for two attractive dairy properties in a location respected for solid production, low-cost water and a sustainable environmental profile.
